Legacy Real Estate & Investments, and its founder Kathy Heshelow, specializes in NNN retail properties, most often acquired in a 1031 tax-deferred exchange. Kathy represents Buyers and investors. (The listing broker represents the Seller and his or her interests, not the Buyer.)
Kathy founded the company in 1999 after working with the well-established firm Richardson Kleiber Walter in Sarasota, Florida. She has gained experience and sales in every type of real estate (office, industrial, retail, restaurants, apartments, motels, land and some leasing transactions) as well as TIC (tenant in common) and DST investments.
However, for more than 16 years she has concentrated exclusively on passive income properties for her clients.

Legacy was formed many years ago to work directly with each client and provide personalized service that is responsive and resourceful.
Kathy helps guide the process from finding ideal properties, the best price and terms possible in a competitive niche, knowing the players and what is needed to be known in this niche; she will write the Letter of Intent, help with due diligence, interfacing with lenders, the listing broker, qualified intermediaries, title companies, attorneys and those involved in the transaction. If a 1031 tax deferred exchange is in play, helping to keep to the tight time-line is also done.
Kathy has closed on more than 60 properties with her clients, primarily NNN (triple net) properties. These include such properties as Walgreens, Advanced Auto, Denny’s, Starbucks, Tire Kingdom, Burger King, IHOP, Applebee’s, Entemanns, Tuffy’s Auto, CVS, Rite Aid, Best Buy, LubeFast, Compass, Taco Bell, Pizza Hut and many more.
Kathy lived in Europe (Paris, France) for 16 years, and is widely traveled. She earned her Bachelor’s Degree at The American University of Paris, the oldest accredited university abroad, and she has taken a number of graduate courses. After a career in public relations-marketing-educational administration (with Parsons School of Design-Paris and The American University of Paris), she returned to the United States and began work with Richardson Kleiber Walter to learn every aspect of commercial real estate. (She also founded a skin care company, Sublime Beauty®, in 2013, and an natural line, Sublime Beauty Naturals, in 2015).
In addition to being very involved in Legacy, Kathy has authored several books and has always been active in commercial real estate, the arts and business. Kathy served as Chair of the Ethics Committee for a number of years at REISA (Real Estate Investment Securities Association) and was honored with the Distinguished Service Award in 2010.
